In 2020, Precious Price built a tiny home for $35,000 in her backyard, which she now lives in with her dog. The income she earns from renting out her main 3-bedroom house pays for all of her living expenses, including mortgage fees, property taxes and utility bills.

All of this is covered by the $2,725 I make from renting out the main house, which means I'm able to live in my tiny home for free.To give the place a light and airy feel, I painted the walls a coastal blue shade and added some rustic touches like a wooden ladder leading to the loft's queen-sized mattress.Nestled under the sleeping loft is a small desk, which she uses to check emails and catch up on work.

The bathroom features a shelf for extra storage and a glass shower door, which makes the room feel bigger. I don't have friends over very often, but once the weather gets warmer, I plan to use the fire pit as a hosting area. I believe that tiny homes will play an important role in offsetting the global housing crisis. Last year, I gave aJeffrey Beard for CNBC Make ItIn 2021, after realizing effects of vacation rentals on the real estate market in Atlanta, I stopped listing my properties for short-term rental on sites like Airbnb. Renting out more and more space for vacations means less space for folks who need long-term homes.

MakeIt How did she buy a piece of property “i.e. backyard” for $0

MakeIt The renters constantly have their landlord observing them.

MakeIt Very smart! This 26 yr old will be able to save and invest more while her tiny home increases in value. The other thing: kids stop buying new vehicles. Your insurance on new vehicles is expensive too. Vehicles decrease in value over time.

MakeIt That all depends on your town ordinances to build another home on your property. Curious what the property taxes are.

MakeIt So backyards are free..

MakeIt she lives in a shed.

MakeIt Pays nothing to live in her own house

MakeIt Pretty sure she paid 35,000 to live there. Not 0

MakeIt This is great, well done! A very financially astute young lady with a great eye for interiors.

MakeIt This 26-year-old paid $35,000 to build a ‘luxury shed’ in her backyard There. Fixed the title for you.

MakeIt It's a shed.

MakeIt afrdiasporanews kengandanation DrMumbiSeraki rolandsmartin

MakeIt They should interview more folks who've moved out of tiny homes after a year or so because they can't take it anymore? And it seems like the shameless marketing of homelessness as vanlife, to make it seem like fun & not the young & poor being exploited & abandoned by the greedy?

MakeIt Cute and chic, airy and practical. I like it

MakeIt Nothing about a trailer park or tiny home says luxury. When you take a dump and can smell it in every room in your house, you’re not living in luxury.

MakeIt 'All of this is covered by the $2,725 I make from renting out the main house,' 'Instead of taking out a bank loan, I cashed out $8,500 in stocks and put about $20,000 on my credit cards to pay for everything.' Kinda harsh.

MakeIt CNBC: 'Hey, let's glorify the lack of affordable housing with a feel good story that doesn't apply to the majority of people!'

didnt pay 0 she paid 35k… plus what did she pay for the land…. utilities ? just sharing off mom and dad ? how much do they pay to carry her

MakeIt Her backyard? If a 26 year old live in put back of the parents house, it’s not her backyard

MakeIt Utility bills 🤡🤡🤡

MakeIt Luv this. I would've just used the large 'couch' downstairs & used the loft 4 storage, but overall, it's a great, comfortable layout.

MakeIt She PAID $196K for the house and $35k for the tiny house plus needs all utilities But sure… she lives for 0$

MakeIt Why does she need to sleep in a tiny house in the garden if her normal sized house

MakeIt 👍❤️

MakeIt Modern generations can only hope for sheds as an alternative to homelessness.

MakeIt Pass

MakeIt It’s a shed. I’m surprised the Zoning Board allowed it. I wonder how the the tax assessor assess the shed as a “home”.

MakeIt That is a great idea, just need really good internet.

MakeIt She paid 36k to live there. Not zero. And she doesn’t own the land. Bad deal.

MakeIt In her backyard? Meaning, it's a shed in the backyard of a larger home?

MakeIt That's a she-shed. It has all the luxury of a shed.

MakeIt She lives in a tiny home of the backyard of a non tiny home?

MakeIt Next time please show me how can I build a “luxury tiny home” on my drive way. Side hustle always pay more

realDennisLynch MakeIt She was lucky that her property had the EDUs and zoning appropriate for multifamily use. A lot of people will be disappointed when Planning and Zoning in their town says no.

MakeIt in her backyard? so she has a normal house too?

MakeIt I definitely have a different approach than this, but if it works for her cool 👍

MakeIt Amazing 👏🏽👏🏽👏🏽👏🏽

MakeIt I'd rather be homeless

MakeIt This seems miserable.

MakeIt brilliant!

MakeIt You guys can’t be serious

MakeIt tak perlu....lebih baik bubarkan....

MakeIt how many americans do you have think have $20,000 of available credit to use? lol.

MakeIt 36g? She over paid.

MakeIt Key words here “in her back yard”

MakeIt It's a shed

MakeIt If this is the life she dreamed of then great. I would want to be planning my wedding and making a life with a person that loves me. Maybe start a family with real babies not just ones with fur. This would be depressing for me.

MakeIt Wokes making us swollow the pill of the 'New Normal' and accept the more mediocre you get the better person you have turned into.

MakeIt So she is poor & living in a tool shed. Gotcha! This fad is ridiculous.

MakeIt Property taxes?

MakeIt I can’t believe you’re pushing this story again we’ve seen it like three or four times already and the headline is a lie.

MakeIt She paid $26,000

MakeIt I am impress.

MakeIt 'luxury tiny home'

MakeIt I should do this 🤔

MakeIt Sounds like she isn’t paying zero dollars…she paid 36k.

MakeIt This 26-year-old pays $0 to live in a 'luxury tiny home' she built for $36,000 in her backyard of course she spent $36,000 to build it and she built it in her own backyard... Was she supposed to pay?

MakeIt Rather sleep in a tent, at least it’s portable

MakeIt Cool story

MakeIt But she lives in a tiny home in her backyard

MakeIt Except now she has to pay the increase in property value taxes associated with the asset.

MakeIt 15 seconds home for everyone.

MakeIt I'd rather be homeless

MakeIt Fantastic

MakeIt That exact model the exact same color model at home Depot. All she did was put some furniture in it.

MakeIt She didn't build that they sell that at home Depot

MakeIt Luxury and tiny are conflicting terms. Only a communist invader would make that mistake. NBC, are you compromised by communist invaders?

MakeIt Is the fine English language difficult for NBC?

MakeIt Glad to hear she isn’t charging herself rent.

MakeIt I love media lies😂😂😂

MakeIt Someone has to pay taxes for the land. It’s not 0

MakeIt elonmusk I wish there was an option to delete the news that’s been recycled almost everyday . Same news every day

MakeIt 'In 2019, I bought a three-bedroom, 1,400-square-feet house in Atlanta, Georgia for $196,000.' Step 1: buy a ridiculously cheap house.

MakeIt That sentence doesn’t even make sense Backyard implies there is another house, aside from this one. So either she is living rent free on someone’s property (parents) or she isn’t paying zero, owns the home and pays property taxes if she doesn’t have a mortgage. That isn’t $0

MakeIt You spelled 'tool shed' wrong.

MakeIt Basement is free

MakeIt That is a shed

MakeIt In her backyard? So, she doesn't pay property taxes? Or electricity bills?

MakeIt Can I borrow 36k cnbc?

MakeIt out for a bathroom stroll to a real house

MakeIt She was already rich before this started. Another wasted story that next to no one can benefit from.

MakeIt 🙄🙄🙄 lovely..if you like living in a shoebox

MakeIt Cool she had the same idea millions of other people had. If you like living in a shed that’s awesome.

MakeIt 'In her backyard'

MakeIt Interesting 👌

MakeIt A good deal if you can do it.

MakeIt Her back yard? Or her parents back yard?

MakeIt She doesn't charge herself rent? Wow!

MakeIt Wait. Her backyard? This feels like a riddle.

MakeIt Seems like tiny homes could go a long way toward solving the homeless crisis.

MakeIt She’s making $13,740 a year by renting the house & living in the shed for free. No rent, mortgage, property taxes, or utility bills. Saving $23,000 a year. Smart lady.

MakeIt Cost for her house & shed house per month is $1580 & she rents out the big house for $2725 a month. She’s making $1145 a month off rent & living in the small house for free.

MakeIt No property tax ?

MakeIt If her house is in the backyard, then what is it the backyard of!🤔

MakeIt What did she pay for her 'backyard'? 🤡

MakeIt Her backyard of what? She either had to buy the land and pay taxes on it or she is living in her parents back yard hurting their property value. 🤡

MakeIt Millansrt

MakeIt Pays “$0” after an initial quarter million dollar investment. Presumably paying a mortgage which is not $0, whether it’s offset by rental income or not. Why does anyone waste time writing these? 🙄

MakeIt Ghost

MakeIt You know else saved money by living in a shed?

MakeIt 🤡

MakeIt

MakeIt Some kids just want a playhouse at 26

MakeIt Imagine thinking it's cool to live in a shed 😂🤣

MakeIt They want you to live in a shed and eat bugs.

MakeIt I pay $0 to live in the bedroom in my apartment that I pay $500 a week, I feel much better now

MakeIt Is the point here that she can barely afford a second 36K tiny house apart from her regular size house?

MakeIt thats a storage shed from home depot

MakeIt Ok who’s property? Met codes? Money to pay property taxes , $0 to live on property she says is her back yard? Makes no sense!

MakeIt So she isn't paying her property taxes?

MakeIt Wait… $0 to live in a luxury tiny home she built for… uh $36,000 in her backyard… of the home she lives in or owns? Wtf are you on cnbc this makes zero sense.

MakeIt “Luxury” “Sometimes I forget I living in a shed”

MakeIt Sounds more like she paid $36,000 to live there

MakeIt The IRS will now find a way to get a tax.

MakeIt The reality is that is obviously a prefab, it is on concrete and looks like one you could find online. You can order them for a couple thousand dollars.

MakeIt I couldn’t live in that small space but credit to her for making it work.

MakeIt She forgot to put up a rain gutter. Paint is dirty and damaged and by time it will root from below. Just think how a small mistake like that will ruin all you have created.

MakeIt Shed living, the sexy American trend

MakeIt That's honestly pretty cool but the I couldn't imagine living in that tiny of place. Although if you're the type of personality that would like it great option.

MakeIt I’d rather NOT take a look inside, thanks

MakeIt It's super cute! I could definitely live there! 👍🏻👍🏻

MakeIt Could we stop calling things luxury that aren’t luxury?

MakeIt Pretty brilliant TBH. Live in the ADU and rented out the main house on the lot and she should b/e on the ADU in just several yrs. Then she's pretty much cut her own living expenses to zero while still collecting W2. Not to mention, she can use depreciation to offset her W2

MakeIt How much did the “Back yard” cost?

MakeIt That’s a tool shed.

MakeIt This story again? Why? Did you read the story that you tweeted? She doesn’t pay zero she put that house on her credit cards and she owns a real house that she rents out.

MakeIt Tiny House is a wonderful innovation to live at zero cost.

MakeIt this is adapting to the current environment

MakeIt That's me easy to clean and efficient.

MakeIt Shrinkflation

MakeIt So she had a backyard to build it in...... Good for her❣️

MakeIt Nice 👍

MakeIt So who lives in the main house if this is your backyard?

MakeIt Next up on the Serf menu….eating bugs

MakeIt The thing these videos always leave out is that they pay nothing because they are living on property their family owns for free. This isn’t some genius move, this is just living at your parents place to save up instead of paying rent

MakeIt

MakeIt (私ならバスタブは欲しいけど)

MakeIt You can't live anywhere for free.

MakeIt So the materials and labor cost nothing and she invaded the land 🤔😳 nothing is for free as ya know.

MakeIt I live in my renovated balcony for free

MakeIt Although it is still a neat story, she rented out her main home for cash and rented a room to live in for $300 month and still cashed out $8,500 in stocks and put $20,000 on her credit card. Not exactly rags to riches. Step one: Own a home to rent out...

MakeIt This makes no sense

MakeIt lol no one's falling for the clickbait

MakeIt Kinda jelly. I wanna downsize to a tiny house some day once my kids are grown.

MakeIt I liked it very much.

MakeIt landlord living in your backyard. Wonder how people will feel about that.

MakeIt backyard of herrrrrrrr? ... main house? ... is it free?

MakeIt She doesn’t pay $0 your article says she took out a loan and put the rest on credit cards. Also her electric bill is insane for one person.

MakeIt Smart!

MakeIt Why would she pay to live in her backyard?

MakeIt More people need to downsize to escape all this entitlement causing massive amounts of people to work their lives away. Great job!

MakeIt Luxury + tiny = bullshit Who do you suppose came up with that equation. Do you think they live in a 'Luxury' tiny home?

MakeIt I feel like I've read this story before. Unless more ppl are doing this than I realized.

MakeIt Having nature in your backyard is definitely a positive. Concrete jungle of NY in a 296 square foot apartment, not so much.

MakeIt It’s a shed guys. Shed

MakeIt She paid 36k. You are fake news

MakeIt Luxury Tiny Home.

MakeIt My bathroom is bigger than that

MakeIt Can I borrow 36k from you cnbc

MakeIt $36k is lotta money.

MakeIt aka 'Fancy shed' ... and does the local zoning/codes authority know it's there ?

MakeIt Smart

MakeIt Uh, didn’t she pay 36000?

MakeIt 36k is not $0.

These are illegal to build in much of Philadelphia and the suburbs. When it comes to housing options, councilmembers tend to be nosy and territorial

MakeIt Tiny homes suck

The term luxury is used very loosely here.
